Building a home is a long, detailed process with many decisions along the road to
completion. Ross Builders is well experienced and can "hold your hand" every step
of the way facilitating this process and making it as least stressful as possible and
as enjoyable as it should be. Whether you want us to act as a General Contractor
who takes full control over the project or as a Construction Manager where you can
play a more active role in the process, we will make sure your individual tastes are

Site Acquisition
Whether you have a piece of property and architectural plans already or need assistance in finding a lot and want to work with our architect, Ross Builders can build a home well suited to your needs. If you do not already have a lot, Ross Builders can help in your acquisition of a property in the area you desire. When looking for a lot, keep in mind that both the proximity to the village's downtown and the area of the lot will dictate the cost and size of the home. With vacant land at a minimum in the highly sought after villages, existing homes to be razed are increasingly becoming the only option for home seekers. Ross Builders has an
established relationship with many of the local Realtors® to aid you in finding the perfect property for you and your family. Whether we collaborate with realtors or you choose property in the Ross Builders' inventory, we guarantee your decision will be a successful one. |

Site Planning
After a location has been selected, a site plan is developed and the maximum
buildable limits of your lot can be determined. Ross Builders will then help you
decide the layout of your house dependent upon many factors in which we have
considerable knowledge. Things to consider might include the traverse of the sun,
sight lines to and from the neighbors' homes, natural topographical contour of the
land, existing trees and vegetation, need for backyard privacy and garage
placement. We will discuss each one of these with you and decide the ideal
orientation of your home dependent on which aspects are important to you. The
above list of considerations is mostly subjective, however, and must be
streamlined to fit an ever increasingly restrictive slew of zoning ordinances (the
objective part), including FAR (Floor Area Ratio), building coverage, front, rear,
and side yard setbacks, top of foundation height restrictions, etcetera. These
zoning ordinances and restrictions vary village to village so a working knowledge
of each towns' building codes is a must. The real trick and artistry to site planning
is satisfying the objective requirements of the village without compromising the
aesthetic integrity and practical requirements of the homeowner. |

Home Design
After a satisfactory site location and orientation have been established, design on your dream home begins. This process works great when the lot purchased for construction is large enough to accommodate the home design without significant restriction. Most of the lots in the Western Suburbs, however, are of a size that will probably dictate at least some of the major design elements of your home. In either case, we will listen to your ideas and goals and work together to develop the ideal plan for your dream home and gracefully harmonize it with the land you choose to build on. Since every home is as unique as the people who live in it, we work with a highly skilled and seasoned architect who is very familiar with the building codes and zoning restrictions of the Western Suburbs. Depending on our architect's workload, this process will take about eight weeks to complete. After your final approval the new plans may be submitted to the village for the building permits. |

Home Construction
After you have committed the vision of your dream home to blueprint and the village has issued the building permits, the task at hand is building it to the exacting detail that separates your dream home from everyone else's. Once the foundation is poured, you can expect the construction period to last about seven to ten months, depending on the size of the home, finish selections, weather conditions and the availability of subcontractors and materials. Since we have a working relationship with many area contractors that we feel provide the high quality expected, you can rely on our experience in this step. We try to get at least two estimates from each trade so that the best price and quality are represented. As a Construction Manager, we can sit down with you and show you these bids and agree on the subcontractor that offers the best price along with the quality and details you are seeking. We will build your home using "old-school" building practices that do not cut corners and use high quality materials to finish your home in the most timely and efficient manner possible. During the building process, we realize you may want to make some changes and can accommodate your ideas as they arise. Once the house meets the final approval, upon your inspection we will give you the Certificate of Occupancy. Then it is really time to enjoy your home for years to come. |
